Clean and good air circulation. Food are reasonable priced. Parking is easy too. I like the dry version of prawn bihun with tomato sauce. $4 for quite generous portion. The fishball is not bad too. (Open from morning to noon) The tzi char stall (满味坊) is a hidden gem. They offer a wide variety of dishes. The curry fish head and fish head steamboat are nice.
